Residential Block - Tunbridge Wells

Residents acquired the freehold and at the same time discovered that charges for insurance were inflated, inappropriate products being charged and additional hidden charges being levied. MCH -MS was instructed and recovered some of the funds erroneously incurred. Management were advised about the paucity of fire related prevention and remedial steps taken to bring up to the desired standard.

With the first three months of management a total redecoration of the external paintwork was undertaken following consultation with residents. The project was accomplished under the budget established and to the requisite standard. Some residents have since asked for the decorators contact details for internal works.

Projected savings will be made to the annual budget that represent circa 20% of the previous annual budget.

Management changed due to escalating fees and costs caused through the use of contracts from outside the area. Following handover, planned works now scheduled and 50% saving on management fees achieved without reduction in service. Transparent reporting has provided a clear understanding of where expense is incurred for the first time in over ten years.
